What is a Phase I ESA?

A Phase I ESA is an assessment of a property that utilizes regulatory and historical research, interviews, and site inspection to identify environmental conditions at a property.  It is a powerful tool for due diligence.  The scope of work for a Phase I ESA follows the American Society for Testing and Materials guideline entitled Standard Practice for Environmental Site Assessments:  Phase I Environmental Site Assessment Process (ASTM E1527-13), and is intended to constitute All Appropriate Inquiry (AAI) for purposes of the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA).
